Description: Baseline criteria were established to determine the properties, or groups of properties, that would be included in the prioritization analysis. This initial analysis identified properties that meet the following criteria:Are assumed to have private ownership and are not currently protectedHave non-timber land useAre a minimum of 10-acres in size or have contiguous ownership of multiple smaller parcels totaling 10-acresHave 10-acres of farmland soils, or 66% farmland soil coverage. For properties taking part in a contiguous ownership configuration, the coverage was determined across the contiguous arrangement.Additionally, if a parcel had 10 acres designated as farmland, it was also included regardless of if it meets the soils criteria. Following the baseline analysis, properties were ranked relative to one another based on the presence, adjacency, or proximity of specific acquisition criteria established by PCCFT and SLS stakeholders. Each criterion was valued independently and then relative to one another, based on PCCFTs acquisition strategy which considers the quality of a property, the threat of development pressure, and characteristics that support funding opportunitiesFactors include acreage, zoning, adjacency to agricultural land use, County agricultural designation, dominant soil type, wetland abundance, location within special districts, proximity to UGBs, proximity to pending plats, future population growth rate and density for the vicinity, and proximity to public or conseved land.
